Medford's Median Sale Price Tops $1 Million as Spring Market Closes

MEDFORD -- Eight of 17 recorded property transfers in Medford during the final month of the spring market carried disclosed sale prices, with six of those eight transactions clearing $900,000 and the median landing at $1,087,500.

  • MARKET OVERVIEW
  • Seventeen deeds were recorded in Medford between May 31 and June 29, 2026, though sale prices were disclosed in only eight of those transactions. Among the eight priced sales, figures ranged from $275,000 to $1,520,000, with a median of $1,087,500. The nine undisclosed-price transfers include several that appear to be trust formations and intra-family conveyances, which are common in deed records and do not necessarily represent arm's-length market sales. The eight priced transactions represent a modest volume for a full month, though the concentration of sales at or above $900,000 reflects a high-end tilt in what was recorded this period.
  • TOP SALES
  • The month's highest-priced transaction recorded was a sale that does not carry a street address in the deed data: Bartlett Development LLC conveyed property to Siddharth Khandelwal and Nikita Sharma on June 4 for $1,520,000. The absence of a street address in the public record prevents further identification of that parcel.

At 132 Damon Road, Matthew J. Carmody sold to Nghia Nguyen and Ruel Jackson on June 3 for $1,350,000, the second-highest disclosed price of the period.

The property at 9 Johnson Ave. changed hands June 3 for $1,260,000; Kevin M. Ghiozzi, as trustee of the Kevin M. Ghiozzi Living Trust, was the seller, and Kyle Quinn and Jennifer Mortsensen were the buyers.

ALD Properties LLC sold 41 Century St. to Travis Marks and Flore Marks on June 3 for $1,100,000.

At 42 Burnside St., Christine L. Catino and Anthony L. Catino, as trustees, sold to Rany Busold and Christopher Busold on June 1 for $1,075,000.

  • NEIGHBORHOOD BREAKDOWN
  • Two sales recorded on Burnside Street represent the only street-level cluster in this period's priced data: 42 Burnside St. sold for $1,075,000 and 12 Burnside St. Unit 2 sold for $275,000, illustrating a wide price gap even within the same street — the latter involving a single condominium unit conveyed to an LLC. Two undisclosed-price transfers occurred on High Street (287 and 315 High St.), both of which appear to be trust-related conveyances rather than market sales.

By price tier among disclosed sales, five transactions fell between $900,000 and $1,100,000, two exceeded $1,250,000, and one — the Burnside Street condo unit — fell below $500,000, standing as the sole entry-level transaction with a disclosed price this period.

  • MARKET NOTES
  • Of the eight priced sales, seven involved what the deed records indicate are residential properties sold to individual buyers or married couples. The exception is 12 Burnside St. Unit 2, sold to Burnside LLC for $275,000, which may represent an investor acquisition of a condominium unit; no further detail is available from the deed record. Nine of the 17 total transfers show the same individual or a closely related party appearing on both sides of the transaction — a pattern consistent with estate planning through revocable living trusts — and those conveyances are not counted in the priced sales analysis. Because square footage data is unavailable from deed records, price-per-square-foot comparisons cannot be made.
