Medford board endorses Magoon Avenue lot split, reworks Boston Ave zoning

Medford board endorses a lot split and rewrites Boston Avenue's student-housing rules, but a zoning math error stalls the whole package. The Community Development Board voted 6-0 to endorse an ANR lot-line adjustment on Magoon Avenue before turning to draft zoning for the Boston Avenue corridor. Members agreed to cap purpose-built student housing at a 150-bed minimum, bar fraternities and sororities citywide, and cut base parking from 1.5 to 1.0 spaces per unit.

But Senior Planner Danielle Evans told the board the affordable-housing density-bonus formula used in three other districts is "completely broken," letting a 21-unit project claim an extra floor without adding a single affordable unit. Chair Doug Carr said the board isn't ready to send a final document to the City Council, whose continued public hearing was set for the next night.
