Medford board endorses lot plan, advances affordable-housing payment option

Medford board debates cash option for affordable housing, spars over how it handled a rushed rezoning process. The Community Development Board, chaired by Doug Carr, voted 6-0 to continue a public hearing to August 12 on an amendment letting developers pay the Affordable Housing Trust instead of always rounding fractional unit obligations up to a whole unit. Senior Planner Danielle Evans said a $500,000 gap between a market-rate and affordable unit means a developer owing a 0.1 fraction would pay $50,000.

Member Ari Goffman-Fishman warned "I worry if developers are able to pay for their entire affordable requirement" that it could discourage on-site units. The board also endorsed, 6-0, a lot-line adjustment for 145 Jerome and 166 Arlington streets, and aired frustration over the compressed six-week Boston Avenue rezoning, with member John Anderson calling the joint City Council hearings "not conducive to constructive discussion."
