Medford Conservation Commission Continues Revere Beach Parkway Development Hearing to July 23

MEDFORD — July 9, 2025 — Medford Conservation Commission continues hearing on 352,400-square-foot Malden River redevelopment pending stormwater and planting revisions. The commission voted unanimously at its July 9 meeting to continue the Notice of Intent hearing for CPC Land Acquisition Company LLC's proposed six-story multifamily building at 97 and 99 Revere Beach Parkway — the former KISS 108 radio station site — to July 23, with revised materials due by the morning of July 21. Environmental planner Natty King of Fort Point Associates presented a mitigation package offering roughly a six-to-one ratio of restored riverfront area against the project's approximately 3,000-square-foot exceedance of existing degraded area. Commissioners raised unresolved concerns about the absence of on-site soil borings to document seasonal high groundwater levels required under Massachusetts stormwater standards, insufficient erosion control notation on existing catch basins, and the need for a stronger invasive species monitoring commitment of at least three growing seasons. Applicant representative Jack Englert said the project is at a "particularly sensitive" stage after a recently signed equity term sheet and asked the commission to act as quickly as possible. The MBTA, an abutter, sent a letter to the design team the day before the hearing, and the project still lacks a MassDEP file number.
