Medford Conservation Commission Continues 54 South Street Four-Unit Housing Hearing

MEDFORD — September 21, 2022 — Medford Conservation Commission continues hearing on four-unit development near Mystic River. The commission voted 5-0 at its September 21 meeting to continue a public hearing on a proposal to add three residential units to an existing single-family home at 54 South Street, citing insufficient documentation on stormwater design, soil conditions, and required riverfront improvement criteria. Engineer Ben Minnix of Eagle Brook Engineering, presenting on behalf of owner Ron Buck of Marsh Builders, described a project that would increase impervious area by roughly 3,800 square feet within the 200-foot Mystic River riverfront zone and install underground infiltration tanks and a hydrodynamic separator to treat runoff. Commission Chair Heidi Davis and members pressed the applicant on the absence of test pit logs, the adequacy of the alternatives analysis, and the failure to separately demonstrate compliance with improvement criterion A of 310 CMR 10.58(5) — distinct from the stormwater improvements claimed under criterion B. The hearing is set to resume October 5, 2022 at 6:30 p.m.
