Medford Conservation Commission Approves Order of Conditions for Malden River Redevelopment Site

MEDFORD — July 23, 2025 — Medford Conservation Commission unanimously approves redevelopment of former Malden River radio station site. The commission voted 6-0 Wednesday to issue an Order of Conditions for CPC Land Acquisition Company's proposed six-story, 352,400-square-foot mixed-use residential building at 97-99 Revere Beach Parkway, the site of the former KISS radio station on the Malden River, under DEP file number 215-0242. Consultant Natty King told the commission the revised plans eliminate about 1,100 square feet of impervious walkway surface, convert remaining walkways to porous pavement to cut an additional 12,000 square feet, and nearly triple the wildlife and pollinator habitat mitigation area. Key conditions attached by the commission include confirmatory soil test pits verifying two feet of separation above seasonal high groundwater before construction begins, a final planting plan committing to new trees between the shoreline walkway and the river, a design detail for the southernmost path transition, and a commission-approved invasive species management plan incorporating herbicide protocols for tree of heaven, Japanese knotweed, phragmites, and black swallowwort. Jack Englert of the development team said the applicant is prepared to build the full Wellington Greenway path connection even if the Department of Conservation and Recreation's earmarked funding does not materialize.
